CODE SERVICES
ZSC&D can provide code service expertise before you get too involved in a project in order to ensure proper compliance. This proactive approach on the front end can help ensure a positive outcome when dealing with various regulatory agencies. It also saves tons of money!
HISTORIC TAX CREDITS
Initial review for eligibility and significance to historic district and period of significance, on-site photos (before and after required for Part 2 and Part 3).
Submittal of Parts 1, 2, & 3 to SHPO (State agency) and NPS (Federal agency) for review and continued coordination and communication with these agencies through their review to ensure all requirements for tax credit approval are met.
Coordination with owner and contractor to ensure the renovation is completed as approved in Part 2.
Coordinate with accountant or CPA to submit required financial documents for QRE confirmation to ensure maximum amount of credit is received.
RESTORATION TAX ABATEMENT
Initial review for eligibility.
Research and submittal of all required documents to the city and state RTA program managers.
Ensure the 35% construction DBE participation requirement is met before and during construction.
Coordinate payment in protest with the owner and city Treasury Department during the application process if the building value has increased to ensure the RTA application remains active.
Attend city RTA meeting to represent the property owner and project.
